At the Waxahachie City Council Meeting held on October 16, 2023, the City Council approved Ordinance 3414. This ordinance establishes requirements and regulations for the use of Short-Term Rentals (STR) within the city limits. In order to operate a residential property as a STR within the City of Waxahachie, one will now require a Special Use Permit (SUP) in all zoning districts with the exception of the Central Area (CA) zoning district, and STR Registration, as per the newly established ordinance.
What is a Short-Term Rental? |

Short-term rentals are defined as the rental of any residence or a
portion of a residence or a residential structure for a period of
less than thirty (30) consecutive days. The definition of a
short-term rental does not include the following:
a) A unit that is used for a non-residential purpose,
including an educational, health care, retail,
restaurant, banquet space, or event space
purpose or another similar use;
b) A residential structure or portion of a residence
that is not designed or intended for habitation
purposes;
c) A bed and breakfast as defined in Article IV of Appendix
A of the City of Waxahachie Zoning Ordinance; or
d) A hotel/residence hotel
Where are Short-Term Rentals Allowed? |
Short-term rentals are currently allowed in all zoning districts
with an approved SUP. However, all residential-use properties
within Central Area (CA) Zoning District are not required to
seek an approved SUP.
